1. Information we collect

Depending on how you use TrueRate Texas, we may collect information such as:

• Name, email address, phone number, and preferred contact method.
• Primary-residence information, including street address, city, ZIP code, county, and related property context.
• Optional homeowner information such as mortgage balance, mortgage rate, insurance cost, homestead-exemption status, and property-tax escrow status.
• Membership interest, selected services, referral or advertising source, promotional code, and information you provide about what you want to accomplish.
• Documents, records, and other files you choose to place in protected member workspaces.
• Interactions with TrueRate tools, Tex™, support workflows, and member resources.
• Technical and operational information such as browser or device information, timestamps, and security or fraud-prevention signals.
• Payment and subscription information provided through our commerce and payment providers. TrueRate Texas does not need to store your complete payment-card number to provide membership access.

2. How we use information

We may use information to:

• Create and maintain customer and member profiles.
• Personalize Homeowner Pulse™, Homeowner Signal™, Texas Homeowner Intelligence™, property-tax tools, school-choice tools, and Tex™.
• Provide member workspaces, document access, customer support, and advisory coordination.
• Process membership enrollment, entitlement, and related administrative activity.
• Send requested registration, membership, service, support, and account communications.
• Operate, secure, troubleshoot, audit, and improve TrueRate Texas systems and services.
• Comply with applicable law, enforce our terms, and protect TrueRate Texas, our members, and others.

3. SMS and mobile information

SMS consent is collected directly by TrueRate Texas for the TrueRate Texas messaging program. Consent is voluntary, is never pre-checked, and is not a condition of registration, purchase, membership, or service.

If you separately opt in, TrueRate Texas may send first-party messages about your registration, membership, homeowner tools, account activity, and requested customer support. Message frequency varies. Message and data rates may apply. Reply STOP to opt out or HELP for help.

We may use telecommunications processors solely to transmit or administer messages on our behalf. Those processors may use mobile information only to provide contracted services to TrueRate Texas and are not authorized to use, sell, or share that information for their own marketing or promotional purposes.

TrueRate Texas does not use purchased SMS lists, affiliate SMS marketing, third-party lead-generation lists, or transferred SMS consent.

4. How information may be shared

TrueRate Texas does not sell your personal information. Subject to the specific mobile-information restrictions in Section 3, we may disclose non-mobile information to service providers that perform functions on our behalf, such as hosting, databases, email delivery, payment processing, security, analytics, and other operational support.

We may also disclose information when reasonably necessary to comply with law, legal process, enforce our agreements, investigate fraud or security incidents, protect rights or safety, or complete a business transaction such as a merger, financing, acquisition, or sale of assets, subject to applicable law.

For clarity, mobile phone numbers and SMS consent data are excluded from sharing with third parties or affiliates for marketing or promotional purposes.

5. Member files and protected information

Member-uploaded files are intended for access-controlled member workspaces. We use reasonable administrative, technical, and organizational safeguards designed to protect information against unauthorized access, loss, misuse, or alteration. No system can guarantee absolute security.

You are responsible for choosing what information to upload and for ensuring that you have the right to provide it to TrueRate Texas.

6. Data retention

We retain information for as long as reasonably necessary to provide services, maintain accurate business and member records, support auditability and security, satisfy legal or contractual obligations, resolve disputes, and enforce agreements. Retention periods may vary by information type and business purpose.

7. Your choices

• You may choose Email or Call instead of Text as your preferred contact method.
• You may opt out of TrueRate Texas SMS messages at any time by replying STOP.
• You may request SMS assistance by replying HELP.
• You may contact us to ask about updating or correcting customer-profile information.
• You may choose not to provide optional homeowner financial context, although doing so may limit personalization.

8. Children’s information

TrueRate Texas provides homeowner and household decision-support services to adults. Our public website is not directed to children. A parent or authorized adult may provide education-related information when using family or school-choice tools, but children should not independently submit personal information through the public intake process.

9. Third-party services and links

TrueRate Texas may use or link to third-party services. Their privacy practices are governed by their own policies. We encourage you to review the privacy practices of any third-party service you choose to use.

10. Changes to this Privacy Policy

We may update this Privacy Policy from time to time. When we make material changes, we may update the effective date above and provide additional notice when appropriate.
